ESSENTIAL FUNCTIONS: (Order of Essential Functions does not indicate importance of functions.)
Reviews building plans, drawings, specifications, and permit applications for compliance with local, state, and national building codes, zoning ordinances, and other applicable regulations.
Coordinates with architects, engineers, contractors, and applicants to resolve code-related issues or discrepancies in submitted plans.
Provides clear, detailed feedback and correction requests to applicants to ensure code compliance prior to construction.
Verifies compliance with structural, mechanical, electrical, plumbing, fire safety, and accessibility codes.
Maintains accurate and organized records of plan reviews, correspondence, and approvals.
Remains current on updates to building codes, zoning laws, and industry standards through continuing education and training.
Collaborates with field inspectors to provide plan interpretation and support during construction inspections.
Assists in developing and updating department procedures, checklists, and guidance materials.
Participates in training and public outreach efforts to educate stakeholders on building codes and permitting requirements.
Provides general office support.
Performs other duties or assumes other responsibilities as apparent or assigned.

Minimum Qualifications
Bachelors Degree in Engineering, Architecture, Construction Management, or a related field of study with a minimum of two (2) years of work-related experience is required OR a minimum of six (6) years of directly related professional work experience may be considered in lieu of a degree.
Must possess or obtain the multiple discipline ICC (International Code Council) certifications within six (6) months of hire date (i.e. ICC Residential, Building, Electrical, Plumbing and Mechanical Plan Examiners). Preference may be given to a registered Architect or Engineer.
Minimum of five (5) years of work experience in the construction field, plan review, or building code enforcement.
Substantial knowledge of Building Codes, Local, State, and Federal requirements, principles and practices of engineering and architecture terminology is essential.
General knowledge of Crystal Reports or SQL is preferred.
Must be proficient in Microsoft 365.
Must have a clean DMV record.
Must possess a valid SC Driver’s license (or obtain within three (3) months of hire) and meet the requirements of the County’s motor vehicle policy. Position may require a Commercial Driver’s License.
